Both buyers and sellers were over the moon with the outcome of the auction which was conducted onsite, overlooking the sparkling Brisbane River. The apartment itself is an absolute gem, and the team at Juana Property were delighted to have the opportunity to find its new owners.

The Marketing Campaign

12/36 Glen Road sold after just 23 days on the market! The first live ad was available to the general public on November 10th, and the property received 1,018 online views in a short period of time, before selling on December 2nd. There were 91 buyer inspections and even a written offer in place before the auction day!

The Auction

The auction was an intimate affair, held onsite and conducted by RE/MAX Profile’s very own Grant Penrose. Bidders couldn’t have hoped for a more tranquil riverfront view to calm those pre-auction nerves! The Juana Property Team were there to spruce up the property before the auction, reassure the sellers and meet the three registered bidders when they arrived. There was a decent crowd of onlookers keen to see the outcome too! There were 31 bids on the day, with the final bid resting on $852,000 as the hammer dropped.

When it comes to smashing goals, it’s all about thinking positively. There’s a reason why ‘believe in yourself’ is considered a cliche these days. It’s said so often because IT WORKS! It’s all about the mindset that you go into situations with, which is something we recently learned from our catch up with Toowong resident, Ron Hambleton.

 

 

Ron was selected to represent Australia at the 37th Super-Seniors World Tennis Championships in Orlando, USA in November and has come back with a ITF Super Seniors World Team Silver Medal. Well done Ron! He’s been playing tennis all his life and enjoys the way that people from all walks of life become equals on the sports field. Ron certainly hasn’t let his age hold him back from one of the things that he enjoys most!

It’s stories like these that humble us when we realise the amazing things that the people of Brisbane have achieved through sheer confidence and a positive outlook. But that’s not to say that these people didn’t work hard to get where they are today.

Juana has done it again! Another home in The Gap sold under the hammer, with happy sellers and extremely satisfied buyers! How does she do it, you ask? We’ll walk you through the Juana approach to a successful and efficient sale.

 

The Property

The Margit Street property is a unique family home, boasting three bedrooms, one bathroom, and two garages; one big enough to house a boat. Views of Mount Nebo, superior storage solutions, decorative cornices and polished timber floors all contributed to this house’s popularity. With 77 open buyer inspections and 18,399 online views, this property wasn’t staying on the market for long.

 

 

Project-managing the property to get it ready for sale
Juana’s team project managed the sale starting a couple of months before the property was launched. On-site quotes were arranged from painters, stylists, and cleaners in consultation with the sellers, followed up by quality control visits. Building and pest inspections were also organised as part of the pre-sale process to get the property in ship shape.

 

The Marketing Campaign

The property may have spoken for itself in terms of features, but it was Juana’s specialised marketing approach that ensured that the SOLD sign went up within only 24 days of being on the market.

Beyond internet marketing and print and signboard marketing, Juana arranged letterbox drops for the area, Facebook ads and boosts, and database invites to a champagne preview on the Friday before the property was launched. Juana really went the extra mile to get the property exposed to the market. As a testament to the success of the marketing, the buyer who finally got the property attended the champagne preview!

 

Juana’s special touch

Juana also included a few special touches in her services, not just her marketing approach, that went above and beyond your average real estate agent.

Juana ensured that at all Saturday open homes three sales agents were present so that all buyer questions would be addressed personally and promptly. Juana also arranged a mid-week open home on Ekka Day with John Barry. As an aside, the team were dressed as super heroes on that day as they were promoting their Bridge to Brisbane Charity Event of the weekend of the 27th August.

The Auction

The Margit Street home went to auction on August 26 at 9.30am. The auction drew a decent crowd, with about 25 parties present and 7 registered bidders. Juana spent the morning ensuring that the house was in tip-top shape. Wherever possible, she met with buyers to explain the auction process so there were no surprises and the bidders felt comfortable with the bidding process ahead. The sellers too felt calm and positive as our meeting the day before allayed any possible concerns.

After a fast-paced auction with Grant Penrose of RE/MAX Profile as auctioneer, the house sold for $673,000 under the hammer. The sellers were over the moon with Juana’s dedication and timely sale, and more than pleased to assist her in placing the SOLD sticker over their signboard on the front lawn!
